Mini-Split Maintenance Checklist: What to Do Each Season

Every month during cooling or heating season

Filters are the whole reason most mini splits 'stop working'. If you do only one thing from this list, do this one.

  • Wash the filters. Slide them out, rinse in lukewarm water, air-dry fully, refit. Clogged filters are the number-one cause of weak cooling, coil icing, and water drips.
  • Look at the louvers and the coil behind them. Fuzzy gray matting or visible dust on the coil means it's time for a coil clean (below), not just the filter.
  • Check the outdoor unit's breathing room. Leaves, grass clippings, snow, or storage bins blocking the condenser kill efficiency. Keep roughly 60 cm (2 ft) clear on all sides and nothing above it that dumps debris.
  • Glance at the error display. A code that shows briefly and self-clears is an early warning; note it before it becomes a lockout.
  • Listen to the outdoor unit start. A healthy compressor kicks in with a steady hum and the fan spins up within seconds. Rattling on start, a fan that hesitates, or a unit that cycles hard and fast are all early flags worth catching in month one rather than year three.
  • Wipe the indoor unit case and louvers. Dust that settles on the case works its way into the coil and the blower drum; a damp cloth on the plastic monthly keeps the internals cleaner for longer.
  • Twice a year (spring and fall): the 60-minute service

    Spray the outdoor coil with the fan and breaker OFF, and never with a pressure washer — high pressure flattens fins and drives water into the electrical box.

  • 1. Breaker off — indoor unit and outdoor disconnect. Non-negotiable.
  • 2. Deep-clean the filters, then vacuum the indoor coil surface gently with a brush attachment. For matted coils, use no-rinse evaporator coil foam cleaner and follow the can's dwell time.
  • 3. Comb straightened fins with a fin comb if you find bent fins — bent fins choke airflow even on a clean coil. Work gently; aluminum fins tear.
  • 4. Flush the drain line. Pour a cup of warm water into the drain pan and confirm it exits outside freely; if it doesn't, pull the line at the pan and use a wet/dry vac from the outside end. A capful of condensate pan tablets slows algae regrowth.
  • 5. Rinse the outdoor coil with a garden hose (breaker still off), spraying from the inside out where you can, and straighten any mashed condenser fins.
  • 6. Inspect the line set insulation. Cracked, UV-eaten, or mouse-chewed insulation on the copper lines makes the system work harder and can cause condensation damage on walls. Replace with mini split line set insulation sized to your lines (commonly 1/4"–3/4" line sizes, often quoted as 3/4" ID for the larger line).
  • 7. Check the condensate pump (if fitted): pour water into its reservoir and confirm it pumps out. Sluggish pumps fail fully within weeks — replace rather than limp along.
  • 8. Power up and run one full cycle in the coming season's mode, confirming the temperature split and a dry drain pan.
  • Annually: what a technician adds

  • A professional annual service checks what you legally and practically can't: refrigerant pressures and charge (EPA 608 certified work only; R-32 is A2L flammable), torque on the flare connections (a tech checks flare joints with a torque wrench and can redo them with a flare kit if a slow leak shows), electrical current draw, and contactor/capacitor condition.
  • A good annual visit also catches slow refrigerant leaks early — by the time a homeowner sees ice or feels weak cooling, the leak has been running for months.
  • Worth knowing before you buy: anything sold as a 'DIY recharge kit' or refrigerant top-up is a red flag. Mini splits don't consume refrigerant; low charge means a leak, and leaks need a certified tech.
  • When to stop DIY and call a technician

  • Anything involving opening the refrigerant circuit: charge checks, flare re-makes, valve work, refrigerant recovery. EPA 608 territory, and flammable refrigerants raise the stakes.
  • Error codes that survive a clean filter, clean coil, and power reset — diagnose the code first; maintenance prevents faults, it doesn't cure them.
  • Electrical symptoms: repeated breaker trips, burning smell, buzzing outdoor unit. Stop using the system.
  • Water that returns within a day of a verified-clean drain — that's an internal pan/slope issue requiring the case opened past the DIY-accessible parts.
  • The honest split: filters, fins, coils, drains, and line-set insulation are yours; refrigerant, boards, and anything on the sealed system are the technician's. Do your half yearly and the tech's half gets cheaper.
